REAL ESTATE ACQUISITIONS
Nittany Oil is seeking sites for the development of new Nittany Minit Mart stores. Please review the criteria for site selection and if you feel you have a property we might be interested in, contact the Real Estate Manager(s) at realestate@nittanyoil.com.
Site and Trade Area:

Residential area, high growth population characteristics, daytime population centers, and possible nearby retail and commercial traffic generators.

Ideally located on land having good visibility and convenient access.

At grade with front and intersecting roads.

Good visibility from each direction of travel approach.

Ability to have free-standing sign.

Cars and trucks must be able to enter and exit easily.

Should be available for fee simple purchase. Under certain circumstances we will consider leasing.

Acquisition will be contingent upon receipt of all approvals by the appropriate jurisdictions, i.e. zoning, site plan, environmental, planning and building.
Lot Size Requirements:
Approximately 1 to 3 acres of land.

Minimum of 300 feet of frontage along primary access road. (Unless a corner lot)

Parking area must be large enough to accommodate 40 to 50 cars.
